STEPS IN CHRONOLOGICAL ORDER FOR THE REGISTRATION OF TITLE ( in case of tax declaration).

1. Survey of the land - survey must be approved by the Bureal of Land (now Land Management Bureau).

2. Preparation and filing of application for registration with RTC of the province of city where property is located.

3. Setting the date and hour of bearing of the application by the court ( not earlier than 45 days nor later than 90 days from the date of the order).

4. Transmittal of application to LAND REGISTRATION AUTHORITY (LRA).

5. Publication of the Notice of Filing of Application for Registration and date and place of hearing, once in the Official Gazette and once in a newspaper of general circulation.

6. Service of Notice upon contiguous owners occupants and others.

7. Filing of Answer to the Application by any person whether named in the notice or not.

8. Hearing of the Case. (presentation of evidence).

9. Promulgation of judgment by the court.

10. Issuance of an order declaring the judgment final and instructing the LRA to issue the decree of registration. (15 days from receipt of order).

11. Entry of the decree of Registration by LRA.

12. Sending of decree to REGISTRY OF DEEDS (RD).

13. Transaction of the decree of registration in the Registry Book and the issuance of owner's duplicate of title of the OCT.
