The 50-man delegation of top business executives from China will be in the country to explore opportunities in the fields of energy and power, mining and <b><span style="font-size: large;">real estate</span></b>.<br />

They will also meet their counterparts in the Philippines involved in import and export, services, transportation, construction, agriculture and leather goods manufacturing.<br />
<br />
Philippine Chamber of Commerce and Industry (PCCI) president Atty. Miguel B. Varela said Philippine firms can take advantage of their presence at the China-Philippine Trade and Investment Forum and Networking Sessions slated on April 16 at the Mandarin Oriental Hotel in Makati City.<br />
<br />
Varela said China’s fast-growing economy, large population and emerging status as economic superpower require its strategic business sectors to secure stable business relationships that will supply raw materials, products and services in shortage or not available within China.<br />
<br />
“It has been two years since the last forum and networking sessions in Guangzhou,” Varela said. “That the CCPIT (China Council for the Promotion of International Trade) is resuming talks and staging the event here signifies the commitment of China to grow business relationships with the Philippines.”<br />
<br />
“No less than Mr. Yu Ping, the vice-chairman of the CCPIT, is heading the group,” he said. The CCPIT a national organization of foreign economic relations and trade composed of representative personages, enterprises and organizations from China’s economic and trade circles.
It was authorized by the State Council of China to also use the alternate name China Chamber of International Commerce.
The PCCI and the CCPIT have advisors and experts to help entrepreneurs start or transact business with the Chinese, Varela said. Dr. Francis Chua, chairman of the Philippine-China Trade and Investment Council, will deliver the welcome remarks during the event.
Varela and CCPIT vice-chairman Yi Pung deliver statements on the advocacies of their respective chambers for expanding business relationships. Ambassador Ma Que King of China will deliver a message about China’s policies on international trade. Trade and Industry Secretary Gregory T. Domingo, will discuss Philippine-China Trade and Investment Relations.
The PCCI and the CCPIT organized the event in cooperation with the Philippine-China Trade and Investment Council in cooperation with the Embassy of the People’s Republic of China, Department of Trade and Industry, and the Trade and Investment Center in Beijing.<br />

Do some digging. For a true picture of what you’re up against, you need to go deep into the stats, says Coldwell Banker’s Lara Gordon. If you look at the overall numbers, condo prices were up just 2.5 percent in Cambridge and Somerville in 2012. But prices for two-bedroom, one-bath listings in Cambridge jumped 21.5 percent, while in Somerville, prices for one-bedroom, one-bath units were up by 23.7 percent. Ask your broker for a detailed breakdown on exactly the type of property you’re looking for, so you’ll know what to expect.<br />
<br />
<span style="font-size: large;"><b>Scan your credit history.</b></span> “Even though interest rates are at an all-time low, the credit markets are still very thorough,” says Brian Cavanaugh, a mortgage broker with Residential Mortgage Services. The higher your credit score, the better terms and conditions you’ll get. Make sure your record is pristine.<br />
<br />
<span style="font-size: large;"><b>Get a mortgage guarantee.</b></span> In such a rabid market, being pre-approved for a mortgage isn’t enough anymore, according to Michael DiMella, of the Greater Boston Association of Realtors. He suggests getting a bank-commitment letter fully approving your loan. “Sellers will sometimes take an offer that they feel more secure about,” he says, “even if it comes under on price.”<br />
<br />
<span style="font-size: large;"><b>Go digital.</b></span> Ask potential real estate agents up front if they typically speed up the paperwork process with electronic documents and signature software—crucial time savers when you’re scrambling to put in an offer. “In a market where things move so quickly,” Gordon says, “ I’m actually surprised that more agents haven’t gone completely electronic.”<br />

<span style="font-size: large;"><b>Pay less over time. </b></span>Cavanaugh says that interest rates are so low that he’s seeing an uptick in shorter-term fixed-rate mortgages. “People are lowering terms, so instead of your basic 30-year fixed mortgage, they’re opting for a 20- or 15-year fixed-rate mortgage. Your payment is more, but you’re paying less interest and building equity faster,” he says.<br />
<br />
<span style="font-size: large;"><b>Sellers, Take Note…</b></span><br />
Stage early. You may think the clock starts with the first open house, but the pictures are what actually kick off the selling process. Turning on lamps during a shoot is key. “Natural light casts blue,” says Julie Chrissis, of Chrissis & Company Interiors. “Lamps throw yellow light and most people relate to that warm feeling.” Limit your listing to 10 to 15 images. Anything more just overwhelms.<br />
<br />
<span style="font-size: large;"><b>Ban the books.</b></span> We’re a well-read city, but the idea of living inside a library can leave buyers feeling claustrophobic. If you want to keep a few tomes on display, align the bindings on the edge of a shelf. And pack away anything that might be off-putting. “I worked with a gynecologist who had books on topics no homebuyer wants to see,” Chrissis says.<br />
<br />
<span style="font-size: large;"><b>Update your paint. </b></span>New paint is the cheapest way to overhaul a room. “Fresh paint can really clean the whole house up, get rid of all the scuff and dirt marks that bear traces of someone else,” says Heidi Pribell, an interior designer and stager. Chrissis sees two Benjamin Moore colors going up all over town: Creamy Linen White was used in all the residences at the Ritz, and Manchester Tan, a soft beige, adds warmth to any room.<br />
<span style="font-size: large;"><b><br /></b></span>
<span style="font-size: large;"><b>Stash personal effects. </b></span>“You want buyers to come in and feel comfortable, not like they’re trespassing,” Pribell says. While wedding photos and graduation pictures must go, Chrissis suggests keeping a few “nondescript” candids on hand. “A buyer should ask, ‘Did that come with the frame?’”<br />
<br />
<span style="font-size: large;"><b>Pack up the home office.</b></span> “With our community of entrepreneurs, I see a ton of people who work from home…but most don’t do so in the neatest way,” Chrissis says. Since home offices are the hardest to photograph for MLS listings, consider boxing things up here first.<br />
<br />
<span style="font-size: large;"><b>Leave the lights on. </b></span>Do agents a favor and illuminate your home before potential buyers arrive. The last thing you want is someone fumbling through your bedroom looking for a lamp.<br />

Perez said the balance of P4.84 billion was due in 2013.<br />

Ayala Land emerged as the winning bidder for the 74-hectare FTI in August. The property is one of the last remaining large parcels of land in Metro Manila that is ready for immediate development.<br />
<br />
Ayala Land said it planned to transform the area into another business district. Other business districts currently being developed by Ayala Land are the Makati central business district, Bonifacio Global City in Taguig, Vertis North in Quezon City and Cebu Park district.<br />
<br />
The company said while its bid was P9 billion higher than the second highest offer, the property was acquired at a significant discount to land values in Makati and Bonifacio Global City, which continued to appreciate overtime due to planning and continuous development.<br />
<br />
The property firm raised P15 billion from issuance of fixed-rate callable bonds in May and generated another P13.6 billion from top-up placement in July. It plans to use proceeds from the offering to partly fund the group’s massive land banking program worth about P36 billion, spread over a two- to three-year period.<br />
<br />
A portion of the capital raised will also be used to finance Ayala Land’s strategic partnership with Ortigas group, which owns huge tracks of land in Quezon City, Pasig, San Juan and Mandaluyong.<br />
<br />
Ayala Land earlier said it set aside P15 billion in initial investment for the strategic partnership.<br />
<br />

BSP mulls hike in real estate exposure limit<br />

MANILA, Philippines - The Bangko Sentral ng Pilipinas (BSP) is open to raising real estate exposure limit of lenders with an official saying bank reports due by yearend will give regulators opportunity to analyze if there is a need to support economic growth.<br />

“Our objective right now is to have an accurate picture to what extent, in totality, are our banks — thrift, commercial, banking groups — exposed to real estate. We will begin to get that data starting end of this year,” BSP Deputy Governor Nestor Espenilla Jr. told reporters last Wednesday night.<br />
<br />
“So the next step, once we get a better handle on the data is to analyze the data and determine whether there are more macroprudential measures we need to introduce,” he added.<br />
<br />
Asked if BSP is willing to raise the 20-percent cap on real estate exposure, Espenilla replied: “We cannot rule out those things but we need to also inform our policy measures properly.”<br />
<br />
The limit is set by the central bank to avoid excessive bank lending to the real estate sector, which could trigger asset bubble formation, a situation when property prices soar that they do not reflect real market rates. Such is seen detrimental to economic growth.<br />
<br />
As of the first semester, real estate exposure — the proportion of real estate loans to total loan portfolio — stood at 14.97 percent, up slightly from 14.26 percent a year ago but down from 15.19 percent in the first three months of the year.<br />
<br />
In August, BSP released new methods to measure property exposure, which, among others, included bank investments that will later on finance real estate activities in the computation. This will be in addition to reports banks regularly submit, Espenilla said.<br />
<br />
That data will give regulators a good view of “where we are right now,” he added, and then “based on what we see, then we have to craft the appropriate policy.”<br />
<br />
<br />
“Remember, we have to balance because the economy needs to grow and the real estate is a legitimate investment area. So we do not really want to suppress it necessarily,” Espenilla said.<br />
<br />
He stressed, however, that there are many ways to do it, and that raising the 20-percent limit is just one thing. “We can (also) redefine the formula being used,” he added.<br />
<br />
Espenilla, however, was quick to point out that BSP would be vigilant in actions it will take as far as real estate lending is concerned.<br />
<br />
“But again, I emphasize, we are not seeing at this point in time crisis in the property market. But I think it’s only prudent for the BSP to be vigilant and monitor things and that’s what we’re doing right now,” he stressed.<br />

Oct. 5 (Bloomberg) -- Yishan Capital Partners Pte., a real estate asset manager, plans to raise $250 million next year to invest in properties across Southeast Asia. <br />
The company, which has invested about $50 million in Indonesia and Cambodia, plans to start raising funds in the first quarter of next year, Managing Partner John van Oost said. Yishan will invest in residential buildings, shopping malls and industrial projects such as warehouses in countries including Singapore, Indonesia, Thailand, Vietnam and the Philippines, he said. <br />

Company founder and Sen. Manuel Villar Jr. said Vista Land has long been associated with its affordable brand Camella Homes, which will remain its primary earnings driver, but the company is seeing new opportunities opening up in the high-end market.<br />
